As from the 1ST October 2008, it became mandatory for all landlords to have an Energy Performance Certificate (EPC) for their property before it can be marketed to prospective tenants.

The introduction of the EPC is to highlight the energy efficiency of the property and gives you the landlord recommendations of how to make improvements. In addition, it will give tenants an idea of the energy costs of a property and help them make an informed decision about which property to rent.

The EPC will rate the property on a scale A-G (where A is the most efficient and G the least efficient), it will also show running cost for heating, hot water and lighting together with a list of recommended energy saving improvements.

It will be necessary to commission the services of an accredited Domestic Energy Assessor (DEA) to carry out an inspection of the property. We can make arrangements for an inspector to carry out this work.

The EPC will remain valid for 10 years.
